Standing at 460 ft tall, Block 216 is a milestone 35 floor tower exhibiting 158,000 sf of office space and includes the Pacific Northwest’s first Ritz Carlton with 138 Ritz Carlton branded residences, and 11 floors of five-star hotel space. Amenities span 4 floors and features a Ritz Carlton restaurant on the 20th floor along with a pool and jacuzzi on the 19th floor. It will be Portland’s 4th tallest building.
This is the largest construction project since the US Bank tower in 1983 and is planned to sit on what was once an undeveloped block of downtown Portland.
The design itself features a variety of condenser water-based mechanical systems such as water-source VRF, water-to-water heat pumps, DOAS units, vertical self-contained units, water source heat pumps, and energy recovery ventilators.
The tower also incorporates an eco-friendly design including eco roofs from Level 8 down to Level 3 with planters and stormwater management systems. These eco roofs visually tie the building to O’Bryant Square Park and are positioned on the western half of the block allowing a reduced shadow cast on the Square.
This Design/build project is expected to be completed in April 2023.
