2200 Western Ave. Building

2200 Western Avenue Building is the Lease Crutcher Lewis headquarters. This project entailed a full renovation with unwavering expectations: the historic integrity of the building had to remain intact while the aesthetics and functionality of the building were brought up to the highest standards. Critical restrictions were in place to ensure that the building would remain a local landmark and on the list of the National Register of Historic Places. One way the project maintained a level of historical accuracy was through repurposing the original ceilings, framings, and stalls, and using them to build out the flooring, countertops, and benches. What is typically a standard process, such as replacing an exposed brick wall, became an intricate challenge when the historic brick had to be restored with the same brick – from 1909!
MacDonald-Miller installed the infrastructure for a full build-out with future flexibility for tenants of all types. The plumbing scope included new bathrooms on each level and full attention to the aesthetics demanded by an open ceiling design concept. The mechanical system included VRF condensing units on the new roof level and refrigeration piping installed in a shaft and stubbed on each level. A dedicated outdoor air unit provided fresh air to each level. Controls backbone was installed with the VRF system.
