700 Dexter Yard

In 2018, MacDonald-Miller embarked on a journey of collaboration and dedication to excellence, closely working with our project partners SKB Architects and Turner Construction on 700 Dexter Yard.

Dexter Yard is an open block campus at the intersection of South Lake Union’s tech row. This is a complete site redevelopment that consisted of 3 levels of underground parking, on-street retail and podium level, and two adjacent Class A 14-story towers. The project includes a 5,500 SF multi-use space, rooftop amenity spaces, green roofs, and two connecting sky bridges.

Mechanical Design

The mechanical design concept utilizes a Sensible Cooling system that includes DOAS AHU’s, air cooled chillers, heat recovery chiller and a heating plant sized at 9,000,000 BTUH. In addition to Office and R&D space, the retail podium includes restaurants and a field house to support the neighborhood community. By integrating constructability feedback into the design process, the shell and core design was successfully completed in 2019, and construction was completed in 2021.

Innovation

Throughout the project, MacDonald-Miller supported the development team’s evolving needs. This included the addition of two lab-focused, all-electric central plants capable of delivering efficient heating and cooling for more laboratory square footage. In this project phase, MacDonald-Miller worked closely with the design and construction team to work within the bounds of the existing building to support a new market need.

Our detailing and prefabrication team did an amazing job of prefabricating Air Source Heat Pump skids to support the laboratory-specific central plants. The prefabrication allowed us to minimize time on site and control our working conditions. The finished install balances space savings with efficient maintenance and part replacement.
