FAA Northwest Regional Headquarters Project:

Our customer FAA Northwest Regional Headquarters, also known as the Des Moines Creek Business Park Phase 2, is a state-of-the-art building featuring five stories of Class A office space. 300,560 gross square foot Class A office building consolidates federal tenants from four lease locations to a single building and is leased to the GSA/FAA for a 20-year term. MacDonald-Miller was responsible for both the HVAC and plumbing system’s design and construction. The building automation DDC controls utilize revolutionary wireless zone temperature controls for rooftop VAV air conditioning units and all terminal units. A standard hardwired building automation system monitors the wireless controls and other mechanical systems. This high-efficiency building was set to achieve LEED Gold Core and Shell and Commercial Interiors. Included in these efforts are LED lighting systems, occupancy sensors, and daylight controls for interior and exterior lighting.

The project was a finalist in 2018 NAIOP Office Development of the Year Award.

Energy Star update:

The FAA Northwest Facility was certified by Energy Star with a rare, near-perfect score of 99 out of 100! 

I’ve done probably 50+ buildings now in some type of role of Cx, Energy Star, LEED, auditor, etc. and this is the highest Energy Star score of any building I’ve done yet (including numerous GSA/lease buildings). This is the highest score I’ve ever seen (even before the Energy Star update of their data base)… This does not happen by accident and required superior coordination and cooperation from everyone involved.
