Properly Defining Your Spaces & Classifications while Hunting for Energy Deductions

Some of the biggest wins (and most common compliance headaches) show up via identifying a building’s special space types and energy uses because how you classify space and what energy use you subtract both determine your final EUI and target.

  • The Walk: We verify your building’s real-world space use and hunt for energy loads that can be legitimately carved out from your main meter.
  • The Nuance: We perform area takeoffs to verify Gross Floor Area (GFA) and ensure high-impact spaces are properly classified among the 113 distinct space types recognized by building performance regulations. Commonly misreported areas include parking garages and other unconditioned spaces, restaurants, laboratories, and medical facilities. We also identify sub-metering opportunities and energy loads that may qualify for exclusion, such as EV charging.
  • The Value: Aligning the story your building tells on paper with what’s actually happening inside it means a more accurate EUI baseline and fairer regulatory target, helping ensure you receive the full allowance you’re entitled to and fewer surprises when you submit documentation or face an audit.

Verifying Utility Meters to Ensure Accuracy

The standard benchmarking math is simple: total energy consumed over 12 consecutive months divided by the gross floor area (GFA) gives you your Energy Use Intensity (EUI). But finding where that energy enters the building is rarely simple.

  • The Walk: Our team physically locates and photographs every electrical and gas meter.
  • The Nuance: In complex properties, we frequently find overlapping meters such as one entity paying for shared atrium lighting, another feeding the HVAC system, and a third covering a commercial kitchen. We trace these connections to determine exactly which meter aligns with which utility bill.
  • The Value: Identifying and tracing meters isn’t just about clean record-keeping, it directly protects you from paying for “ghost energy” you don’t actually use and being unfairly penalized for it from an artificially inflated baseline.

Checking HVAC and Water Heating Operations

Your heating, ventilation, air conditioning, and water systems are the largest energy draws in your facility. An in-person check-up can reveal inefficiencies and opportunities for energy improvements.

  • The Walk: We visually evaluate how your HVAC units, boilers, chillers, and domestic hot water systems are working.
  • The Nuance: We dig beneath the surface labels. For example, during a walkthrough we might discover that while the main heating hot water boilers on the roof are electric, the domestic hot water heaters on individual floors are actually powered by natural gas.
  • The Value: Because our experts have deep engineering and mechanical backgrounds, we notice anomalies that standard consultants miss. If we see a gas water heater burning 800 therms in the dead of August, we know there’s an issue, like a leaky valve causing simultaneous heating and cooling.

Reviewing the Systems That Control Energy Use

A building with brand-new equipment can still fail its energy targets if the “brains” of the system aren’t working properly.

  • The Walk: We evaluate both HVAC and lighting controls.
  • The Nuance: Many buildings are still operating on outdated pneumatic control systems, using air hoses and pressurized gauges rather than digital wiring. Even newer control systems can suffer from miscommunication or failed protocols. We also inspect your building’s automated schedules.
  • The Value: We often find simple, zero-cost scheduling issues, such as HVAC systems firing up at 3:00 AM for a building that isn’t occupied until 8:00 AM.

Assessing the Building Envelope and Lighting Performance

While the building envelope is structural and lighting is part of an electrical system, we evaluate them together because both are highly visible elements that directly influence energy use, occupant comfort, and overall building performance.

  • The Walk: We examine the physical shell of the building, performing a high-level visual review of the building envelope and note any major or obvious issues that could impact energy performance. We also review lighting fixtures, noting legacy fluorescents and new LEDs, and review lighting controls.
  • The Nuance: The condition of the building envelope helps us understand how hard your HVAC systems must work to keep occupants comfortable and where efficiency improvements may be possible. Lighting is often one of the easiest upgrades to evaluate. Once we understand the mix of fluorescent and LED fixtures, we can reliably estimate energy savings and identify available utility incentives.
  • The Value: Problems with the building envelope can force you to spend money on unnecessary heating and cooling. Combined with outdated fluorescent lighting, these issues can significantly increase energy use. Identifying them creates clear, high-ROI opportunities to lower your EUI and reduce operating costs.

A Note on Navigating a Patchwork of State & Local Rules

The regulatory environment is not a one-size-fits-all map. Depending on where your portfolio is located, you are likely navigating a complex web of different jurisdictions and timelines:

  • Washington State: Washington’s Clean Buildings Performance Standard (CBPS) is already in full swing, with the first major compliance deadlines hitting tier 1 buildings this year.
  • Oregon State: Oregon’s Building Performance Standard features its own distinct rules, including a unique “special Tier 2” category with a 35,000 square foot threshold for institutional facilities like universities, schools, dormitories, and hospitals.
  • Municipalities (Seattle, Portland, and Beyond): Cities are actively layering on their own municipal codes. Seattle is enforcing its local Building Emissions Performance Standard (BEPS) and greenhouse gas reporting, while Portland maintains its own local energy reporting systems that are still actively playing catch-up with Oregon’s state-level requirements.

Because these laws are a moving target, having an expert who knows the small print of each jurisdiction is essential.
