Project Description

For this 3-story tenant improvement project in Portland’s historic Power and Light Building, MacDonald-Miller partnered with HST Construction to deliver a complete mechanical and controls system under an extremely fast-track schedule. With WeWork’s tight deadline and phased occupancy requirements, our team moved quickly from proposal to design and into construction to ensure each floor was completed on time.

The project encompassed three floors totaling approximately 50,000 square feet and required innovative coordination to integrate modern systems within an early 20th-century structure. MacDonald-Miller delivered full mechanical and controls services:

Mechanical Systems – Installation of 4-pipe heating hot water and chilled water fan coil units to provide efficient temperature control and comfort across multiple open-office layouts.

Controls – Implementation of in-house Honeywell building controls, allowing WeWork to manage system performance and energy use with precision.

Execution – A fast-paced construction plan coordinated by field leadership and trades working collaboratively to meet milestones for phased turnover.

Through teamwork, detailed planning, and seamless field execution, MacDonald-Miller successfully delivered a $2 million HVAC and controls scope in just a few months. The project demonstrates our ability to adapt modern mechanical systems to historic spaces while meeting demanding commercial timelines.
