Project Description

The Umoja Biopharma project is an 85,000 SF design-build tenant improvement that transforms three floors of a 12-story R&D and office tower into a high-performance life science environment. Split evenly between lab and office space, the build-out spans Floors 3, 4, and 5, creating a flexible and efficient workplace that supports Umoja’s advanced biopharmaceutical research. MacDonald-Miller delivered integrated mechanical and plumbing systems designed for precision, safety, and scalability:

Mechanical Systems – Each floor features a dedicated supply and exhaust air handling unit for optimal air quality and control. The design incorporates a hydronic heating and chilled water system to serve lab air handling units (AHUs) and fan coil units (FCUs) for the office spaces.

Plumbing and Lab Systems – The lab areas include fume hoods and a comprehensive gas distribution network supplying house lab air, CO₂, O₂, compressed air, and N₂ throughout the space.

Design-Build Collaboration – Delivered through a design-build approach, the project leveraged early coordination between MacMiller engineers, detailing teams, and the client to optimize constructability, system integration, and energy performance.

Through advanced system design and collaborative delivery, MacDonald-Miller created a state-of-the-art lab and office environment that empowers Umoja Biopharma’s mission to accelerate breakthrough therapies while setting a new standard for lab performance and flexibility.
