MacDonald-Miller partnered with the project team to deliver design-build mechanical and plumbing solutions tailored to the performance needs of a modern tech workspace. The scope centered on HVAC modernization, targeted distribution improvements, and controls optimization to create adaptable, efficient building performance across the office.

Mechanical Systems – Designed HVAC upgrades, including VAV box and replacements and strategic duct modifications tightly coordinated to fit within complex architectural and lighting features. These upgrades were implemented to improve airflow, zoning, and comfort in open and enclosed environments.

Controls and IAQ – Enhanced the Direct Digital Controls (DDC) system for greater responsiveness and efficiency. Integrated CO₂ sensors into the control sequence to actively monitor and maintain indoor air quality, ensuring fresh, healthy, and comfortable spaces.

Plumbing and Piping – Executed a holistic upgrade of the floors plumbing system, incorporating modernized fixtures and purpose-built wellness spaces, including a multifaith room with a foot-wash station to enhance overall functionality and elevate the tenant experience.

Testing and Balancing – Performed comprehensive test and air balancing to validate system performance against design intent and occupant expectations.

The result is a high‑performance workspace that is visually engaging and operationally flexible, delivering comfort, sustainability, and scalability for TikTok’s growing Bellevue-based team.
