Project Description
The T-Mobile Headquarters Building II project was a 145,000 SF design-build tenant improvement that transformed an existing structure into a modern, amenity-rich workspace. The scope included two floors of amenities, three floors of office space, and one floor of executive suites, all within an open-to-structure design. Two new skybridges connect the building to adjacent structures, creating a seamless campus experience. MacDonald-Miller delivered comprehensive mechanical solutions tailored to the building’s high-performance, mixed-use environment:
Mechanical Systems – Installed Type 1 and Type 2 exhaust systems, gas service to the kitchen, make-up air, grease waste, condenser water, and chilled water systems.
Smoke Control and Pressurization – Upgraded the smoke control system to meet current code and integrated a building-to-building pressurization system for the new skybridges.
Sustainability – Achieved LEED Silver certification, reflecting T-Mobile’s commitment to environmental performance.
Recognized with the NAIOP Redevelopment/Renovation of the Year Award (2020), Building 2 showcases MacDonald-Miller’s ability to integrate technical systems, energy efficiency, and modern amenities into a vibrant corporate environment that supports collaboration and innovation.


Project Description
The T-Mobile Headquarters electrical project began as a request to replace temporary lighting fixtures across multiple campus buildings, Newport 2, Newport 4, Newport 5, Newport Terrace, and the Newport Pavilion. The original plan involved installing new fixtures directly onto the building exteriors, including elevations as high as 110 feet above ground.
As the project advanced, challenges arose due to the weight and size of the fixtures, some exceeding 100 pounds, which risked compromising the building façade. MacDonald-Miller’s team developed an alternative design solution using custom-fabricated brackets engineered and built in our prefabrication shop. These brackets allowed precise adjustability, enabling the light cast to be modified for optimal performance and appearance. Following a successful test installation, the project moved into full implementation.
This project exemplifies cross-department collaboration, combining the expertise of our electrical, engineering, prefabrication, and field installation teams to deliver a custom, safe, and aesthetically refined solution. The result is a lighting system that meets T-Mobile’s design vision while showcasing MacDonald-Miller’s technical creativity and integrated project delivery.
