Project Description
Summit III is a 374,000-square-foot Class A office tower located in the heart of downtown Bellevue. MacDonald-Miller partnered with Urban Renaissance Group on a retro-commissioning engagement to restore operational performance without major capital investment. The building, constructed in 2020, includes modern mechanical equipment and a controls infrastructure designed for high efficiency across 16 floors of premium office space.
MacDonald-Miller’s scope centered on a comprehensive review and rewrite of mechanical sequences, field verification of installed conditions, and full system rebalancing to align controls with real-world operational demands. Working directly with ownership and engineering teams, the MacDonald-Miller team identified where installation details and startup commissioning had left key systems out of alignment with design intent.
Despite the complexity of improving an already occupied, fully operational tower, the team maintained close collaboration among ownership, engineers, and field technicians to successfully achieve the common goal. The result was a measurable reduction in Energy Use Intensity from 60.1 to 50.3, a 16.3% improvement in measured energy performance, and a clear path toward compliance with the Washington State Clean Buildings Standard.
