When Emerald Cities Seattle completed a comprehensive energy audit of 13 Plymouth Housing Group Properties, they turned to MacDonald-Miller to execute critical plumbing, HVAC and lighting retrofit projects.

The first project completed with the Emerald Cities Seattle partnership was the St. Charles Apartments in 2015. This apartment complex project was a highly successful endeavor and aligned with the conservation programs of Seattle Public Utilities and Puget Sound Energy. It is currently achieving a 62% return on investment from measures completed, and was the recent recipient of a Seattle 2030 District Vision Award for the water use reduction goals that were reached.

This first successful project has positioned MacMiller as the primary MEP contractor for Emerald Cities Seattle and Plymouth Housing Group. And now, our charge is an initiative for the David Colwell Building, which requires the completion of nine projects that will address various energy conservation measures.

Project scopes encompass systems throughout the building:

  • Lighting fixture retrofits with long life fluorescents and LED lamps
  • Lighting fixture replacements with LED fixtures that incorporate motion and daylight sensing controls to adjust lighting levels based on activity and environment
  • Ventilation fan speed control and TAB
  • Bathroom exhaust fan replacements that incorporate motion and humidity sensing controls to adjust exhaust levels based on activity and environment
  • Retrofit existing plumbing fixtures with low flow devices
  • Electric heat pump hot water heaters
  • Upgraded controls on unit heaters in apartments

An important aspect of our partnership with Emerald Cities Seattle is assisting with the implementation of their RENEW program. The beneficiaries of such work are Plymouth Housing Group and the people assisted by Plymouth’s “housing first” philosophy. This organization transforms lives by providing permanent, supportive homes to homeless people with few other options for housing. Their model of permanent housing, coupled with “wrap around” supportive services, enables people to rebuild their lives, regain their dignity, and leave homelessness behind forever.
