Project Description

The Eight is a 25-story shell-and-core office building located at NE 8th Street and 108th Avenue in downtown Bellevue. MacDonald-Miller partnered with Skanska USA on a design-build delivery focused on performance, constructability, and long-term flexibility for future tenant improvements. The tower includes four below-grade parking levels, retail and amenity spaces on the lower floors, and 23 stories of premium office shell space.

MacDonald-Miller’s scope included the full mechanical design and installation of chilled water, heating water, and condenser water systems distributed throughout the building. The office levels are served by Dedicated Outside Air Systems (DOAS) on alternating floors, supplying ventilation to fan-powered sensible cooling terminal units that combine variable-speed fans, chilled-water coils, and heating-water coils. For the retail and amenity spaces, the team provided condenser and heating-water connections with perimeter louvers to accommodate future water-source heat pumps or make-up air units during tenant build-outs.

This project also included a successful installation of a Firefighter Air Replenishment System (FARS). Despite labor strikes, weather challenges, and market material escalation, our integrated team maintained quality through early coordination, prefabrication, and on-site collaboration. The result is a future-ready, high-performing building that sets a new standard for mechanical innovation in Bellevue’s evolving skyline.
