This tenant improvement in the historic Maritime Building modernized a 100+ year-old structure in downtown Seattle for Big Fish Games. The five-story build-out required navigating unique structural challenges where ceiling heights varied from floor to floor and beams were not consistently stacked. The shell and core renovation also extended the building to eight floors, including two new office levels and an amenities space on the top floor.

MacDonald-Miller delivered integrated MEP solutions across HVAC, plumbing, and controls:

Mechanical – Installed a new VAV system designed for Class A commercial performance.

Plumbing – Built out restrooms, a hospitality bar, and kitchenette facilities.

Controls – Installed DDC controls to optimize comfort and energy efficiency.

Air Balancing – Self-performed NEBB-certified testing and balancing to ensure system performance.

Our engineering and detailing groups worked side by side through a Revit Fabrication process, producing models and layouts accurate to within 1/8 inch. This enabled the successful routing of duct and piping systems despite the structural variations of the historic building.

By combining historic renovation expertise, advanced BIM coordination, and field-driven collaboration, MacDonald-Miller delivered a modern workplace that reflects the creative culture of Big Fish Games while preserving the character of a landmark building.
