Project Description

The University of Idaho Theophilus Dormitory renovation is a multi-year, phased project designed to modernize building systems and improve comfort for student residents. The 11-story dormitory is being upgraded in three to four floors per summer, with the first phase scheduled for completion in the summer of 2025 and the final phase in August 2027. MacDonald-Miller’s scope of work includes:

HVAC – Installation of a multizone heat pump system to provide efficient, reliable cooling throughout the dorm. During a major crane pick, 11 heat pumps and the supply fans for the stairwell and elevator pressurization systems were placed on the roof to serve all three phases of construction.

Plumbing – Replacement of plumbing fixtures to improve performance, water efficiency, and reliability across resident floors.

Pressurization Systems – Addition of new stairwell and elevator pressurization systems to enhance life safety and building code compliance.

By completing equipment lifts and long-lead installations up front, MacDonald-Miller is ensuring schedule efficiency and cost savings over the life of the project. This strategic, phased approach enables students to remain housed while critical system upgrades are completed, reinforcing our role as a trusted partner in higher education infrastructure.
