Project Description
Block 216 redefines Portland’s skyline as a 35-story mixed-use tower reaching 460 feet in height. The project includes 158,000 square feet of office space, the Pacific Northwest’s first Ritz-Carlton Hotel with 11 floors of five-star hospitality, and 138 Ritz-Carlton branded residences.
MacDonald-Miller delivered comprehensive mechanical and plumbing systems engineered to meet the tower’s diverse and high-performance demands:
Mechanical Systems – A condenser water-based design incorporating water-source VRF systems, water-to-water heat pumps, Dedicated Outdoor Air Systems (DOAS), vertical self-contained units, and energy recovery ventilators to optimize comfort, efficiency, and sustainability across mixed-use spaces.
Plumbing Systems – Integrated systems supporting hotel, residential, restaurant, and amenity functions, all designed for performance and longevity.
