Project Description
Dexter Yard is a complete site redevelopment in Seattle’s South Lake Union neighborhood, totaling 750,000 SF across two adjacent 14-story towers. The development includes three levels of underground parking, a retail podium, and 15 floors of office, R&D, and life science space. The project also features the 5,500 SF Field House, rooftop amenity spaces, green roofs, and two connecting skybridges.
MacDonald-Miller delivered integrated MEP solutions across mechanical, plumbing, and controls:
Mechanical – A sensible cooling design concept using DOAS air handling units, air-cooled chillers, a heat recovery chiller, and a 9,000,000 BTUH heating plant, all engineered to meet the diverse needs of office and lab tenants.
Plumbing – Full plumbing systems designed for flexibility across R&D, life science, and retail uses, ensuring long-term reliability and adaptability.
Controls – Advanced building automation and controls strategies that optimize system performance, reduce energy use, and enhance tenant comfort.
From preconstruction through occupancy, MacDonald-Miller’s design-build approach ensured constructability, cost certainty, and schedule alignment across the project’s many stakeholders. Our team’s detailing and prefabrication expertise was critical in coordinating complex mechanical and plumbing systems within the twin towers, while maintaining the architectural vision of an open, light-filled campus.
