Measuring over 2,400,000 sq. ft., Lincoln Square is currently the second largest mixed-use facility in the United States. The facility consists of a 42-story hotel/condominium tower and 25-story office tower set atop a three-level retail center, which includes 16 movie theaters. The underground parking garage has 1,700 parking spaces.

Construction for the retail, hotel, and condos began in July of 2004, with completion of the retail and hotel in November of 2005, and the condos in July 2006. Construction of the office tower was performed in 2006 while the retail center was occupied.

The 15-story Tenant Improvement project in the office building has attained LEED C.I. certification from the USGBC. Mechanical contributions to the LEED points include low-flow shower heads in employee shower rooms, dual-flush flushometers on the water closets in the restrooms and waterless urinals on all 15 floors.

This building has many unique features to maximize the functionality of the mixed-use elements.

Project Overview
  • A built-up VAV air handler inside the building serves the hotel base. The hotel chilled water-cooling system is comprised of six modular 50-ton chillers with multiple compressors and a 300-ton BAC fluid cooler. Chillers supply water to the air handler’s cooling coils plus the fan coil units in each hotel room. These hotel room fan coils are heated by a hot water loop supplied by three high-efficiency boilers.
  • The condominiums have an independent condenser water loop with two fluid coolers, 165-tons each, and high efficiency boiler that serve water-source heat pumps in each unit.
  • Office floors are served by 42- to 65-ton floor-by-floor water-cooled vertical self-contained VAV air conditioning units. The associated condenser water loop is fed from a 1500-ton open cell-cooling tower. Another 500-ton condenser water loop serves the 24/7 cooling loads of the office tower. This loop is fed from an open-cell tower with plate heat exchanger.
  • A 90-ton water-cooled vertical self-contained VAV air conditioning unit serves the atrium located in the retail area. Water-source heat pump units serve each retail space. A dedicated condenser water loop with 1,144-tons of open cooling tower with plate heat exchanger and two high efficiency boilers serves these units.
  • The garage is ventilated by exhaust and supply fans controlled by carbon monoxide detectors.
